Don’t Sabotage Yourself When Selling Your Home

Read This List of 9 Seemingly Trivial Things to Avoid When Selling Your Hom

With 25 plus years in the real estate business, I’ve seen everything when it comes to selling your home. Even if you believe your home is in good shape to sell, I recommend you take a second look to make sure you aren’t sabotaging yourself with any of these 9 easily avoided and seemingly trivial things:

  • Cords hanging from your mounted TV
Sometimes homeowners don’t even notice those dangling cords. But when you’re selling your home, anything that makes a potential buyer question whether you cut corners or were lazy could spell bad news.
  • An unkempt yard
You only have one chance to make a first impression. Even if you’ve made great strides to create curb appeal, you have to make sure everything looks great when a potential buyer is coming to take a look. Make sure you spruce up when buyers are expected.
  • A dingy front door
Even if your yard looks awesome and your home is neat and tidy inside, you have to consider the look of your front door. If yours looks worn out, potential buyers may never get past it. This easy fix consistently rates high on the ROI scale.
  • Pets
I’m a real dog lover but I always tell my clients that potential homeowners don’t want to see or smell evidence of your family pets. So, I always recommend home sellers hide all indications. I’m not suggesting rehoming your pets. Instead, pick up the toys, the food bowls, and photos and use these tips from petMD to make your home smell pet-free.
  • Cobwebs
Even clean homes may have cobwebs in places like ceiling fans or windowsills. Make sure you or your housekeeper do a super deep clean before your home hits the market.
  • Poor furniture arrangement
Believe it or not, the way you have your living room laid out could make a difference in whether or not your home sells. According to U.S. News & World Report, square footage is important to homebuyers. When you’re selling a house, you want to maximize the space to appear as large as possible. You can do this by decluttering, and by having your furniture strategically placed to show off the square footage.
  • Junk drawers and crammed cabinets
You want people to see your space, not your stuff. Remember, when a potential buyer looks at your home, they are likely going to open everything and look everywhere. That’s because they’re interested in storage possibilities. The neater and cleaner you can make everything in your home, the better.
  • Overfilled closets
Same is true with your closets. Think about showcasing your closet space, whether it’s a hallway coat closet or a master suite walk-in.
  • Cluttered countertops
Cut down on clutter everywhere, especially countertops. Or better yet, get rid of that clutter completely!
