Timing really is a very important factor when it comes to property sales and the best time of year to sell your home is during the spring and summer. Choosing the right month to list your property can make a huge difference for any seller. Statistics show that 50% of homes are sold during the summer.
There’s a simple reason. Families like to move during the summer when there’s a break in the school calendar so they don’t have to pull their children from class, and so they are well settled before the new school year.
This year, we are experiencing increased confidence in the housing markets. However, there are still some challenges, namely tight inventories and hard-to-get credit. The new federal mortgage rules (qualified mortgage ability-to-repay rules) that took effect at the beginning of 2014 combined with increases in FHA premiums can be a negative for home sellers but I have not experienced many set-backs here in Santa Barbara and Montecito. Quite the contrary…fewer transactions are hitting snags, especially when it comes to appraisal problems.
