INCREASE THE VALUE OF YOUR HOME

Whether you are selling a Montecito Luxury Estate, Hope Ranch ocean view estate or a Santa Barbara home there are things a seller can do to make their home more appealing.
You’ve heard the phrase a thousand times, location, location, location, but what else can you do to improve the chances of selling your home in today’s competitive market place. Here are a few tips that can be accomplished for not a lot of money but reap big rewards.
 
1. Spruce up the Interior
Make the home a little less cluttered giving the impression of space, put away loose and unused items especially in closets and from counter tops. Give the home a clean and stylish appeal for someone walking in for the first time. They want to look at the house not all your “stuff” laying around.
2. Make Repairs
If you have any light bulbs that are burned out or things hanging out of the wall replace the bulbs and fix the light socket(s) or wall plug(s). Check the faucets and if there are any that are dripping or leaking repair or replace. Remember it doesn’t have to be expensive to look nice, many stores have good quality items at reasonable prices. Last but not least make sure any mildew stains in bathrooms or around sinks are removed and clean the shower door of any water stains.
3. Curb Appeal
If the house does not look good from the street chances are any potential buyer will just keep driving and not stop to look inside. Spruce up the front garden area, rake up dead leaves, twigs or branches and clear away any toys that are laying around. Make sure the grass is nicely mowed and that there are no dead plants in flower beds. First impressions are always the best, if it looks nice the buyer will have a good feeling once they enter your home.
4. Staging
If you have a music system have music playing as background noise to set a mood for the home which is soothing and warm. Make sure you don’t leave clothes or laundry laying around the house, fluff-the pillows on the sofa and chairs and place fresh flowers in “family areas” of the home such as the master bedroom, kitchen and family area(s).
