What are ultra-wealthy luxury homebuyers looking for today?

I just read a story in Inman NewsMontecito Estate for sale, regarding what ultra-wealthy luxury homebuyers are looking for in real estate today. As I previously reported, more luxury homebuyers come from overseas (and are paying all cash). For example, Chinese buyers invested $13.5 billion last year.
In terms of the criteria for purchasing, they see the United States as a secure place to invest. Security is the No. 1 factor in their decision. The second reason many of these foreign investors are coming to the US is our environmental friendliness, especially in light of the heavy smog and pollution in parts of Asia. A third highly ranked factor is return on investment.
It’s not surprising to learn that many of these international buyers are purchasing property for their children to live in during their college years. But it goes even further than that. Many foreign investors are buying property here so their children can attend our elementary schools or even go to our summer day camps. And once their children complete their education, the property ownership is handed down as an important step in helping their children become established in their career.
Another important factor for the foreign investor is our tax rate. Take France, for example that recently increased the tax rate dramatically on the ultra wealthy, causing many international investors to move their money elsewhere.
It used to be that foreign homebuyers trusted their business manager, attorney or other employee to vet an investment. Today, that is not the case. In fact, many ultra high worth individuals research the information for themselves online. That’s why it is so crucial that a seller makes sure their realtor is active in social media.
